Sealcoating lays a fresh protective coat over your asphalt and seals out the three things that destroy it — water, fuel and the sun. Left bare, asphalt dries out, fades to gray and starts cracking from the top down. A seal coat stops that clock and brings back the deep black finish that makes a driveway or lot look new again.

Common questions

How often should I sealcoat?

Most driveways and lots do well on a two to three year cycle, sooner for heavy traffic. If the surface is fading gray or drying out, it's ready.

How long before I can drive on it?

Give it 24 to 48 hours, longer in cooler weather. We'll tell you exactly when it's ready before we leave.

Does sealcoat fix cracks?

It protects the surface but it doesn't fill cracks. We crack-fill first, then seal over the top so water stays out and the whole surface is covered.

Residential or commercial?

Both — a single home driveway up to a full commercial parking lot.
